1. How do I schedule and appointment?

You can schedule an appointment by call (615) 305-9103 or you can click here to create and e-mail to request and appointment. Most units can be viewed daily between 8:00 AM CST and 5:00 PM CST.

2. What is required to be approved to move into an apartment?

An approved application with application fee. Application can be obtained when you view the apartment or it can be e-mailed to you or you can download rental application, or call (615) 305-9103 and request that if be emailed to you. Upon approval you will receive an approval letter detailing acceptance. There are no verbal approvals.

3. How can I estimate the approximate move in costs?

4. From a credit standpoint what are the qualifications to move in?

The primary qualification is a good credit, good rental history and demonstration that you can afford the rent. The following are other considered:

           Your monthly verfiable income.

Verifiable rental history and no evictions.

A good credit score refer to below for deposit requirements

5. Is Old Hickory Properties pet friendly?

Depends on property. To have a pet you must pay an additional non refundable deposit based on location of unit and additional rent each month. One pets allowed up to 30 pounds. Pit Bulldogs or other animals that the landlord determines to have a bad temperament  are not allowed.

6. Is there a lease and what other documents will have to be signed prior to move in?

A one year lease is required on all properties, rules and regulations, a pet policy if applicable and a leaded paint disclosure and other required documents.

 

7. Do you accept Section 8 ?

Depends on property, we accept both MDHA and THDA. If you are applying for a unit please bring you Request for Tenancy Form and copy of your housing voucher.

9. What are the discounts for good credit, good income,employment and rental history?

Discounts are given for the following:

Credit Score of 725 and up with 2 years constant verifiable employment with adequate income, adequate income is verifiable income were the rent is less than 30% of net income and 2 good years verifiable rental history 5% discount.

10. What is a security deposit and how is it calculated.

The general purpose of a security deposit is to assure that a tenant pays rent when due, damages, and keeps the rental unit in good condition. Calculation of security deposit is as follows:

Option 1 is a qualified cosigner has a credit score of 700 or better, a bank account, and owns a house in Tennessee.

Option 2: Credit Score:

Greater than 700 rent amount X 1.0
Better 676 to 699 rent amount X 1.5
Average 626 to 675 rent amount X 2.25
Below Average 601 to 625 rent amount X 2.50
Poor Below 600 rent amount X 3.00

For Example if your credit score was 650 and the rent amount was $1,000 then your security deposit would be:

$1,000.00 X 2.25 = $2,250 Security Deposit

 

11. When do I need a cosigner?

A cosigner is required if your credit score is Average or less, you have problems with prior rental history, or your income is not sufficient. Click here to download a Cosigner Application.
